Consolidated Development Partners has had considerable experience acquiring, developing and managing real estate projects for its own portfolio, as well as representing third party entities.
Completed in early 2002, the adaptive reuse of the historic Townley Hardware Building in the River Market district features 68 residential rental lofts on four floors above ground level store front offices. Parking for the development is located in an adjacent concrete structure that was renovated into a three-story garage. The $10.5 million project was the first historic mixed-use redevelopment in the neighborhood, featuring 20,000 square feet of loft-style office space. Water Building
Located in the West River Market neighborhood, this 83-unit loft apartment adaptive reuse project involved the demolition of several nearby blighted structures as part of an area wide redevelopment plan. The six-story, heavy timber building features numerous large window openings many of which were added during the reconstruction effort. Community amenities include an outdoor swimming pool and urban garden. This project was completed in late 2000 at a cost of $12 million. West Seventh Street Lofts
In July 1998, at a cost of $7.5 million, the 85-unit Riverbend Lofts brought to Kansas City�s historic River Market district the neighborhood�s first luxury loft rentals. The adaptive reuse of the former William Volker Furniture Company headquarters featured fifteen different floorplans and included in-unit washer-dryers, large fully equipped kitchens, walk-in closets, and finishes and fixtures which, until then, had not been offered in the Kansas City loft market. This 27-unit detached, zero lot line condominium development is located in Kansas City's historic River Market district. The $10 million project represents the first detached, single family, loft-style homes in Kansas City's urban core. Contemporary in styling, these two story homes will be constructed atop full basements with two car attached garages. Competitively priced in the upper $300's to upper $400's, half of the homes have been reserved with final build out anticipated for early 2009. 4646 Broadway
This 110,000 square foot office building, located in the West River Market neighborhood was, until recently, the world headquarters of HOK Sport+Venue+Event. The building features a state-of-the-art fritted glass curtain wall system that wraps a pre-cast concrete frame. Development efforts included assembling the land for the $30 million office building and related underground parking structure, as well as helping facilitate the use of extensive public incentives. Upon sale of the property to Opus Northwest, Opus assumed development rights to the project and completed construction in 2005. Conover Place This 31-unit, heavy timber engineered and constructed loft condominium, was the first for-sale property constructed in downtown Kansas City. Classic in its design, which features large punched openings and the extensive use of brick and masonry on its exterior elevations, the building recalls the late 1800's design of its nearby neighbors. Built above one level of underground parking, the $8.5 million project was designed to fit into the historic context of the surrounding neighborhood while providing its residents with modern residential amenities. Barsto Construction acted as general contractor and completed construction in the spring of 2002. 5 Delaware Lofts
5 Delaware Lofts is a thirteen-unit, loft-style condominium project located in the heart of the historic River Market District. Completed in 2005 as a warm-shell concept, the $4 million project offers homebuyers the opportunity to design and construct a truly custom loft residence. Designed by award winning El Dorado Architects, the building has received several prestigious American Institute of Architects (AIA) awards. Included among these were the 2005 AIA: Central States Region Citation Award/Excellence in Architecture; 2005 AIA: Monsters of Design; and the 2006 AIA: Kansas City Honor Award. The project was also featured on the cover of the October 2006 issue of Dwell Magazine. 5 Delaware was co-developed by CDP partner Jim Potter as part of Market View Properties, LLC which developed the project. RMwest Apartments This $15.4 million, 137-unit market-rate apartment project is located in Kansas City�s historic River Market district. It is the first luxury apartment community delivered to the downtown market since 2009. Unlike many other rental units in the neighborhood, RMwest residents have an outdoor balcony or terrace with attached, garage parking and will enjoy a short walk to Kansas City�s new River Market West streetcar stop on Delaware Street. Community amenities include a salt water pool and nearby indoor amenity area featuring a collaborative business center with high-speed Google fiber, kitchen with full coffee bar, flat screen television, game room and lounge. In residence amenities include solid surface, embossed plank flooring; granite countertops; contemporary, European-style cabinetry with brushed nickel hardware; stainless steel appliances; full-size, stackable washer/dryers; and ten foot ceilings with polished concrete floors in the first floor units and nine foot ceilings on floors 2 thru 5. Neighbors Construction Co., Inc. acted as general contractor and completed construction in August, 2015. |
